I wanted a way to incorporate my maiden name into my kids' names to preserve my family legacy. Our family has also had weekend-long family reunions every two years in hotels across the United States since 1976. In exchange, I gave my daughter two middle names, the first name I originally wanted to name her and my maiden name. The kids will continue the tradition of going to my family reunions and bonding with my extended family. While they may not often use their middle names, they'll understand why mommy was adamant about also passing down her maiden name.

NEW YORK (AP) — In announcing 70 arrests, a federal prosecutor said Tuesday that the largest public housing authority in the nation was infested by a “classic pay-to-play” culture of corruption that dispensed repair jobs valued at under $10,000 to contractors willing to pay bribes. Bribery and extortion charges led to a roundup of current and former employees of the New York City Housing Authority that represented the largest single-day bribery takedown in the history of the U.S. Justice Department, Williams said. The city's public housing authority receives over $1.5 billion in federal funding from the U.S. Department of Housing and Urban Development each year. Some defendants, authorities said, demanded even greater amounts of money in return for using their discretion to favor one contractor over another.

Business Insider verified this by viewing a copy of her mortgage statement and a letter from the Housing Authority of Baltimore City showing the rent price. This story is available exclusively to Business Insider subscribers. "I'd rather buy investment properties and rent," the 44-year-old real-estate agent and investor told Business Insider. As she sees it, paying rent rather than a mortgage is "more so a personal protection plan." "There are both sides of the table," veteran real estate investor and developer Ricky Beliveau told Business Insider.

Read previewNyasia Casey drained nearly all her savings to acquire her first property in 2021: a $105,000 single-family home in Baltimore. AdvertisementUsing 'subject-to' financing to bypass a down payment and inherit a low interest rateWhile researching creative financing, Casey learned more and more about "subject-to loans," when the buyer takes over the existing financing. This was a major advantage for Casey, who didn't have much cash on hand when she was looking to buy her second property. Another benefit of subject-to for the buyer, especially in a high-interest-rate environment, is that they could inherit a low interest rate. In Casey's case, she inherited the seller's 4.5% rate when rates were hovering around 8%, she said.

Nyasia Casey has learned the hard way where to spend money during a home renovation — and where to save. Renovating a rental property versus a flipHow to most effectively spend your renovation money depends on the type of property you're working with. Her agent and hard money lender thought otherwise. Courtesy of Nyasia Casey"My agent said, 'maybe 215,' and my hard money lender said, '200,'" recalled Casey. "But it was the cash offer with closing in 13 days, no inspection," she said, adding: "My hard money lender was blown away."

Ultimately, that attribute led the 44-year-old to a career she never imagined: a real-estate agent and investor. Until she started her first job as a paralegal at one of the biggest law firms in New York City, that is. Becoming a real-estate agent satisfied both of those criteria. Casey started bringing in $2,350 a month, which the government covered for her tenant. "To get $1,100 right now in gross cash flow on your first deal in a low market is really, really good, especially in Baltimore where the average is $300."

CNN —A Hong Kong court has dismissed a government bid to deny same-sex married couples the right to rent and own public housing, saying that it was “discriminatory in nature” and a complete denial of such couples’ rights. The ruling by Hong Kong’s Court of Appeal on Tuesday is the latest in a series of legal breakthroughs for gay rights advocates in the global financial hub this year. The government had challenged two High Court rulings that it was “unconstitutional and unlawful” for the city’s housing authority to exclude same-sex couples who married abroad from public housing. An aerial view shows the 39 buildings developed by China Evergrande Group that authorities have issued demolition order, on the man-made Ocean Flower Island in Danzhou, Hainan province, China January 6, 2022. Evergrande and China's housing authority did not immediately respond to requests for comment during the week long National Day holiday. Gavekal in its report said that at the very least, an orderly restructuring of Evergrande seemed increasingly hard to achieve. A liquidation petition filed against Evergrande is scheduled for hearing in a Hong Kong court on Oct 30.

The state pays local housing authorities to maintain and operate the units whether they’re occupied or not. As of the end of July, almost 1,800 of the vacant units had been empty for more than 60 days. Doris Romero, a housing coordinator at a Boston shelter, was stunned to hear about all the vacant apartments. People interested in housing had to apply to separate local housing agencies, often in person. Since then, Hedison and other local housing officials have cited a litany of problems.

But you probably don't need as much money as you think. In the following decades, many government-backed mortgages mandated a 20% down payment. The typical house in the U.S. has a median price of around $400,000. Applying the 20% rule would mean you'd need $80,000. Some states, cities and other groups have programs that award grants to homebuyers that bolster their down payment or help cover closing costs.

On Sunday, Evergrande reported losses of 33 billion yuan ($4.53 billion) for the first half of the year, versus a 66.4 billion yuan loss in the same period a year earlier. The Chinese property sector’s worsening debt crisis poses a significant challenge for President Xi Jinping and his policy makers, with the country’s economy already reeling from weaker domestic and overseas demand. China’s State Council Information Office, which handles media queries on behalf of the government, declined to comment on the property market and Evergrande’s fate. He sold the first complex the following year for 80 million yuan, according to Evergrande’s website. The committee investigated the matter after banks seized 13.4 billion yuan ($1.84 billion)of deposits held by the property-services unit in 2021.

Chinese developers are allowed to sell residential projects before completion but are required to put those funds in escrow accounts. Local city governments permit them to withdraw a portion of the funds, depending on the progress of construction. China's housing ministry did not respond to Reuters request for comment on the tightening of developers' access to escrow funds. FALTERING HOUSING DEMANDThe new measures come as property demand is sluggish - China's property sales between May and June showed the largest monthly drop this year, based on sales by floor area, and investment in property also slumped. Under those rules, the authority has asked the bank to make escrow funds available only to developers who have other sources of funding to cover construction costs, said the person.

Non-resident homebuyers will either need to get an ITIN mortgage or pay in cash to buy a home. ITIN mortgages for individuals without Social Security numbersITIN mortgages allow borrowers to use their ITINs to apply for a mortgage. ITIN mortgages offer a path to homeownership for individuals without the documentation to qualify for a conforming mortgage. Many ITIN lenders require a down payment of at least 20%, and ITIN mortgage rates are often significantly higher compared to rates on conforming mortgages. According to Aguirre, a person getting an ITIN mortgage could end up paying as much as $500 more on their monthly mortgage payment than someone getting a comparable conforming mortgage, thanks to the higher rates that come with an ITIN mortgage.

A Reuters journalist explores his ancestors’ ties to slavery

It took me a few minutes of research to figure out why I was losing track of the descendants of the people George Julian enslaved. If the racial cleansing of Forsyth County was mentioned, I didn’t notice. Still hopeful that I might be able to somehow identify and locate living descendants of the people my family enslaved, I flew to Georgia last November. Her father was also a butler for a wealthy white family, her mother a cook. In 1860, Osby’s ancestors were enslaved and working the fields of Forsyth County.

Tearing down public housing has become something of a national trend, except in New York, where the New York City Housing Authority has held onto its stock of aging buildings even as repair bills and tenant complaints mount. At Fulton and Elliott-Chelsea, more than 2,000 public housing apartments would be replaced. The plan also calls for the construction of new retail and commercial spaces and 3,500 mixed-income apartments, with around 1,000 restricted to people earning lower incomes and the rest renting at market rates. It would be only the third tear-down in the agency’s nearly 90-year history, and the first time new, mixed-income buildings would be built on NYCHA land. City officials said they hope to replicate the plan elsewhere as conditions in public housing worsen.
